Bear Island Homeowner's Association, Inc. (“Association”) is a Florida not-for-profit corporation that manages the common areas of the gated community known as “ Bear Island ” for the benefit of its 227 homes, their owners, and occupants. Bear Island 's only entrance is on the East side of Village Boulevard, north of Community Drive , between Palm Beach Lakes Boulevard and 45th Street in West Palm Beach, Florida. Many of the homes look out on the “Links” course of Bear Lakes Country Club.
Bear Island is conveniently located. The Village Shopping Center is 2 miles away and, in addition to Publix, CVS pharmacy, and two banks, has many restaurants and many local businesses. Palm Beach International Airport is 5 miles away. The Kravis Center, the Convention Center, and City Place with its many shops, stores, restaurants, and a Muvico movie theatre are all less than 5 miles away. Worth Avenue in Palm Beach is 6 miles away.
As a homeowner in Bear Island, you will be responsible for maintaining and repairing your home (including maintaining, repairing, replacing, cleaning, and painting your roof, your driveway, your walkways, and your backyard [everything behind the fence]). The Association is responsible for maintaining and repairing the streets, sidewalks, driveway aprons, parks, signs, entrance, and gatehouse. It also maintains the landscape of your front yard. The entrance is manned 24/7 by gate house personnel provided by a licensed security company.
As a homeowner in Bear Island you will also be a member of the “umbrella” homeowners association called “The Villages of Palm Beach Lakes Property Association, Inc.”(“Villages POA”) which is responsible for maintaining the street medians and parks, tennis courts, and three swimming pools for the many homeowners living in the “Villages.”
For the services described above, you will pay quarterly assessments and be subject to the governing documents of the Association, consisting of the Declaration of Covenants and Restrictions, Articles of Incorporation, By Laws, Rules and Regulations, as amended from time to time and resolutions of the Board of Directors adopted from time to time.
