The Architectural Control Committee (“ACC”) regulates “the external appearance, use, and maintenance of the lots and improvements thereon in such a manner so as to, in the ACC's sole judgment, best preserve and enhance values and to maintain a harmonious relationship among structures and the natural vegetation and topography.” Article VII, Declaration of Covenants and Restrictions for Bear Island , as amended from time to time. Each member of the ACC is appointed by and serves at the pleasure of the Board of Directors, through the President.
